Hatteras Village has two short-term-rental data platforms that flatly disagree with each other - not by a little, but by more than 2x on every core metric, with no disclosed reason why. We're putting both sets of numbers on the page, dated, side by side, rather than picking the one that sounds better. Two Platforms, One Village, Numbers That Don't Agree
AirDNA's Hatteras Village data, updated July 5, 2026, shows 384 active listings (up 2.9% year over year), a $538 average daily rate (up 6.4%), 64% occupancy (down 8.5% year over year), $46,200 in average annual revenue per listing (down 30.5% year over year), and $388 RevPAR.
AirROI's Hatteras Village data, covering the July 2025-June 2026 window, shows 166 active listings, a $316 average daily rate, 28.9% occupancy, $18,526 in average annual revenue, and $98 RevPAR.
Line those up and the gap isn't a rounding difference: AirDNA's listing count is more than double AirROI's, its ADR is about 70% higher, its occupancy figure is more than double, its average annual revenue is roughly 2.5x higher, and its RevPAR is nearly 4x higher. We looked for a disclosed methodology difference - different date windows, different listing-inclusion rules, different definitions of "active" - and didn't find one stated by either platform. We're not going to average these into one tidy number or quietly pick the more flattering set. If you're underwriting a Hatteras Village property, pull current data from both platforms yourself, understand which one's inputs actually match the property you're evaluating, and don't anchor a purchase decision to either figure alone.
The Tax Rate That's Highest of the Four Villages - Despite No Nourishment Charge
Per Dare County's FY2026 tax rate schedule, Hatteras Village (Tax District 06) carries a combined rate of 0.4433 per $100 of assessed value: county 0.2632 + fire 0.0381 + rescue 0.0084 + sanitation 0.0842 + a Community Center levy of 0.0494. There is no beach-nourishment municipal service district here, structurally similar to Frisco in that respect.
Here's the part worth sitting with: despite having no nourishment MSD, Hatteras Village's 0.4433 combined rate is actually the highest of the four southern Hatteras Island villages researched so far - higher than Avon (District 01, 0.3969 combined with two MSD rates of 0.1401 and 0.0340), Buxton (District 02, 0.4151 combined with a single 0.1424 MSD), and Frisco (District 05, 0.4033, no MSD). The Community Center levy is what pushes it there. "No nourishment MSD" doesn't automatically mean "lowest tax bill" - Hatteras Village is the clearest example of that on Hatteras Island, and it's a real, recurring cost line an investor's net-yield model needs to carry.
A Working Marina Economy, Not a Pure Vacation Market
Hatteras Village's demand base is genuinely different from more purely residential or purely tourist Outer Banks villages. This is the "Blue Marlin Capital of the World" - a nickname tracing to the Hatteras Marlin Club, founded 1959 (with roots to 1957) by four sportsmen, one of whom, Willis Slane, went on to found Hatteras Yachts (a heritage link, not a claim that Hatteras Yachts still manufactures here). The Albatross Fleet, founded 1937 by Capt. Ernal Foster and billed as North Carolina's original offshore charter fleet, still runs out of the village.
Real, working marina infrastructure sits alongside the residential and short-term-rental stock: Hatteras Harbor Marina, Oden's Dock (with the Breakwater Restaurant on-site), and Teach's Lair Marina/Hatteras Landing. The annual Hatteras Village Offshore Open, a big-game fishing tournament founded 1994/first held 1995, has grown from 29 boats and a $3,000 top prize to 69 boats and $400,000-plus in total payout, with proceeds funding the Hatteras Village Civic Association's scholarships and community programs. For an investor, that charter-fishing and commercial-marina draw is a real, distinct demand driver worth factoring in separately from generic beach-vacation seasonality - though we haven't found data isolating how much of the STR demand it specifically accounts for.
Redfin: The Cheapest of Three Villages Compared, With a Small-Sample Caveat
Redfin's data for ZIP 27943 shows a median sale price of $422,000 (up 3.6% year over year), an average sale price of $375,000, $286 per square foot, homes selling roughly 4.3% below list, and around 127.5 days on market. On this same Redfin dataset, Hatteras Village is the cheapest of the three southern villages compared - Frisco runs around $727,000 and Buxton around $549,000 - which plausibly reflects Hatteras Village's working-marina/commercial character rather than being a pure vacation-home market.
That entry-price gap could be a genuine advantage for an investor comparing villages. But the same dataset shows only 33 homes for sale and just 1 recent sale shown at the time of this research - a small-transaction-volume caveat that applies to any trend claim built on this number, including the "cheapest of three" framing itself. Don't cite $422,000 as a stable, well-supported average; treat it as a current snapshot from a thin market. (One competitor's "mean" figure of $649,900, still circulating on NC12 Realty's site, dates to 2013 and should never be cited as current.)
