Sesuit Harbor: Two Named Marinas and a Town Capacity Study

Sesuit Harbor's west side is home to Northside Marina, at 357 Sesuit Neck Road in East Dennis -- a family-owned facility that describes itself, on its own website, as "the largest full-service marina on Cape Cod Bay," offering slips, a boatyard, transient docking, boat sales, and Honda outboard/fuel sales. That's the marina's own characterization, not an independent ranking this research verified, but the harbor's own town-commissioned study (below) does show Northside as the harbor's single largest slip-holder.

On the harbor's west side, inside the west jetty, the Dennis Yacht Club -- listed at 4 Harbor Road, East Dennis -- maintains its own mooring field in a small inlet, separate from the town's municipal moorings and from Northside's private slips. Beyond its location and mooring role, this research didn't turn up membership numbers, dues, or a founding date for the club, and none is invented here.

The most substantive find is the Town of Dennis's own "Sesuit Harbor Use and Capacity Study," prepared August 2014 and finalized July 2015. It counted roughly 406 leasable berths harbor-wide: 131 municipal slips on the west side, 125 municipal slips on the east side, 117 slips at Northside Marina, 21 inner-basin moorings, 12 outer-basin moorings, and 22 pram-storage spaces -- plus a note that 13 moorings and 4 slips had already been lost to sedimentation by that point. As of July 2013, the study recorded 299 names on the waiting list for a slip and 36 names waiting for a mooring, with municipal slips and moorings running at 100% occupancy in season. Ninety percent of surveyed users said the harbor was operating "at capacity" or "above capacity," and the study's own recommendations included a 10-year comprehensive dredge program, a marine-use zoning district, and boat-size limits tied to the harbor's fairway width. That study is now roughly a decade old, so treat its specific wait-list counts as historical evidence of a chronically oversubscribed harbor rather than today's number -- see the gaps section below for what to confirm directly.

Bass River's Dennis-Side Marinas and Ramps -- and One Club That Isn't Actually in Dennis

On the Dennis side of Bass River, Mayfair Boat Yard & Marina operates at 182 Old Mayfair Road in South Dennis. Multiple business directories confirm the address and its classification as a Bass River-area boatyard/marina, but this research did not turn up a public slip count, mooring count, or fee schedule for Mayfair specifically -- that's a gap, not a filled-in guess.

Further downriver, Bass River Marina sits at 140 Main Street in West Dennis, on Horsefoot Cove off the river, and has operated since 1958 by its own account. It advertises 160 seasonal wet slips (over 4,000 feet of dock space), 120 indoor/outdoor dry-storage slots, a 4,000-gallon fuel dock, a chandlery, and an on-site restaurant (the Summer Shanty), plus factory-certified Yamaha and Mercury service. Those are the marina's own published figures, not independently audited, but they're specific and attributable rather than generic marketing language.

Freedom Boat Club -- a membership model where members book from a shared fleet rather than owning a boat outright -- operates a West Dennis/Bass River location at 150 Main Street and a separate East Dennis/Sesuit location, according to the franchise's own site, giving Dennis boaters a club-access option on both the Bass River and Sesuit Harbor sides of town.

One correction worth making explicitly: Bass River Yacht Club, despite the name suggesting a Dennis institution on Dennis's own river, is consistently listed by the Yarmouth Chamber of Commerce, Yelp, and other directories as located in South Yarmouth -- the opposite bank. This page won't claim it as a Dennis amenity just because the river is shared; readers boating from the Dennis side should treat it as a neighboring-town club, not a local one.

For do-it-yourself launching, a town boat-ramp directory (compiled by a regional harbormaster-services listing, not the town's own site directly) names several Bass River-area access points on the Dennis side: a paved ramp at the Bass River Bridge on the north side of Route 28, paved ramps at Cove Road and Grand Cove in South Dennis, and a ramp at Mayfair Marine Road. In West Dennis, Uncle Freeman's Landing -- a double concrete ramp with a float at the end of Uncle Freeman's Road -- offers eight trailer spaces and three car-only spaces with no posted fee, though a boat-ramp directory site notes parking "fills early in the summer." None of these ramp entries came with a current fee or permit requirement attached, so confirm those with the Harbormaster before towing a trailer down.

Bass River itself has a documented backstory beyond its water-quality profile: a regional rivers-advocacy nonprofit credits the river's name to Jeremiah Basse, a colonial-era governor of West and East Jersey, and notes the local legend -- explicitly flagged by that same source as unproven -- that Follins Pond, a Bass River tributary, may have been Vinland, Leif Erikson's winter camp.

Swan Pond River: A Paddle-Sports Outfitter, Not a Marina Row

Swan Pond River's water-access character is genuinely different from Sesuit Harbor's or Bass River's: this research did not find a marina, boatyard, or yacht club directly on Swan Pond River itself. What it did find is Cape Cod Waterways, a rental outfitter at 16 Main Street (Route 28) in Dennis Port, by its own account operating for more than 40 years, renting kayaks, canoes, stand-up paddleboards, and electric pedal boats onto the calm, marsh-lined water -- pitched explicitly at families and beginners rather than motorboat traffic. (The outfitter's own materials use "Swan River" and "Swan Pond River" somewhat interchangeably; this page treats them as the same water body absent evidence otherwise.)

A paddling-community listing also documents a Dennis town landing directly on Swan Pond/Swan River as a put-in point, consistent with the town making its own access point available rather than leaving the river to a single private operator. Separately, a regional boat-ramp compilation lists a sand ramp at Ferry Street in West Dennis usable at all tides; this research could not confirm with certainty whether that Ferry Street ramp accesses Swan Pond River, the Bass River side of West Dennis, or Nantucket Sound directly, so it's named here without a firm water-body claim attached.

What Wasn't Confirmed -- Stated Plainly Rather Than Filled In

Several real gaps remain after this research pass. No current (2026) slip, mooring, or dry-storage fee schedule was found for Northside Marina, Mayfair Boat Yard, or Bass River Marina -- the figures above are capacity and service descriptions, not prices. The Sesuit Harbor waiting-list counts (299 for slips, 36 for moorings) are from July 2013, cited in a study finalized in 2015; no current wait-list length was found, so treat that oversubscription as a documented historical pattern rather than today's exact queue. Mayfair Boat Yard's own slip/mooring inventory wasn't independently confirmable beyond its address and general classification. The Dennis Yacht Club's membership size, dues, and founding date weren't found. And the water body served by the Ferry Street ramp in West Dennis couldn't be pinned down with confidence. None of these gaps is filled with an invented number here.

Before You Boat Here: Confirm Directly With the Harbormaster

Between Sesuit Harbor's two marinas and yacht-club mooring field, Bass River's Dennis-side boatyards, membership club, and public ramps, and Swan Pond River's paddle-sports access, Dennis has more documented, named water-access infrastructure than the hub page's overview could capture -- but slip and mooring availability, current fees, and permit rules change, and some of what's above is a decade-old study or a business's own self-description. Confirm current moorings, slips, ramp permits, and fees directly with the Town of Dennis Harbormaster's office before planning a trip based on anything here.
