Bald Head Island — The Real Buyer's Guide
Here's what actually owning here costs — and what no agent's website will tell you.
What Bald Head Island Actually Is
Bald Head Island sits at the mouth of the Cape Fear River in Brunswick County, reachable only by a passenger ferry — Bald Head Island Transportation, Inc. — departing from Deep Point Marina in Southport. There is no bridge and no way to drive a personal car onto the island; once you're off the ferry, golf carts are the only vehicle most residents use, and the island enforces real limits on gas-powered vehicles beyond a small number of service and emergency vehicles.
That ferry-only, golf-cart-only structure is the single biggest thing that separates Bald Head Island from almost every other North Carolina beach market, and it changes the ownership math in ways a typical listing won't spell out: contractor access, moving logistics, grocery runs, and emergency response all run on the ferry's schedule, not yours.
The island also sits at one of the more geologically active spots on the North Carolina coast. The Cape Fear inlet just off the island's southwest tip is roughly 45 feet deep — nearly four times the depth of a typical North Carolina inlet — and the tip of the island has shifted position over time as a result. The Village of Bald Head Island has spent more than $22 million on erosion mitigation work in response, including a terminal groin completed in 2015 aimed at stabilizing the south end of the island.
